Renovate or replace a sports floor: when to choose which?

A sports floor that turns dull, feels rough or shows visible wear raises one question: can it still be renovated, or does it need replacing? The answer makes the difference between days and weeks of closure, and between a limited and a substantial budget.

The renovate-or-replace question is often asked too late. Waiting until a floor fails functionally usually removes the choice altogether. Looking in time leaves two options, and the cheaper one is feasible more often than many facility managers think.

When renovation is enough. A seamless synthetic sports floor is built up in layers, and that is the great advantage in renovation: the top layer can be renewed while the elastic base layer stays in place. If wear is limited to the surface, applying a new top layer with line marking is sufficient: dull patches, scratches and faded lines disappear, and the sports-technical properties are restored. The hall closes for days instead of weeks, and costs remain a fraction of replacement.

When replacement is the wiser choice. Renovation restores the top, not the bottom. If the elastic base layer has locally collapsed, the system is debonding from the subfloor, or there is structural moisture damage from below, a new top layer merely postpones the problem. The same applies when the sports function changes: a floor once installed for physical education will not become a competition floor through a new top layer. In those cases replacement is not a cost but a restart: a new system, chosen for today's use, with the full 15 to 25 year service life ahead of it.

How to know for certain. The difference between surface wear and structural damage is not always visible from above. Herculan therefore assesses the floor on site: condition of the top layer, adhesion, elasticity of the base layer and the state of the subfloor. The best renovation is the postponed one. Periodic maintenance defers both interventions. It keeps the top layer grippy, clean and intact, and flags damage before it reaches the base layer. That keeps renovation a choice instead of an emergency.
